Went out to a residential home to complete an indoor air assessment. I was able to assess the home for pollutants, humidity levels, and ventilation efficiency. I then provided a few recommendations when the assessment was completed, to help improve the customer's indoor air quality. Routed drain lines to gutters, also adjusted p traps. There is more water staining on one grid in the area east of greeting area where animals are groomed. This was to be expected due to how saturated the insulation was during the last visit so far it is just in this one area directly underneath the middle package unit. The lady familiar with the exhaust fan issues was not there during this service call the other coworkers had limited information about the issues or concerns I waited an additional 30 minutes for her to arrive, we rescheduled call for tomorrow so we meet with the person most familiar with this building as well as issues

When I arrived I noticed the greeting room area was warmer than the area east of the greeting room there is a door that on the east wall near entrance door that separate the greeting room from the thermostat that control the front half of the building . This area was noticeably cooler, the thermostat was set to a 68 degrees and it was 68 degrees in this area, I spoke with Dr. Lou in the past about adding a sensor to the thermostat to help average the temperature in the front half of building as well as the back half which is controlled by a separate thermostat. The way the interior of building is zoned with the doors and so fourth is not allowing entire building to be conditioned properly. The options to improve comfort for the front half of the building in particular are , keep the east door near entrance open so thermostat will sense the temperature and humidity properly , or remove the door entirely, or install sensor to help average the temperature and humidity between the two area

Repaired sub base of thermostat stripped r terminal screw…r wire is tight and will not pull out of the temporary thermostat Direct Air will be coming out to install permanent thermostats soon and will be removing the temporary thermostat equipment operating great at this time

Breakers tripped , there is an electrical short ad the wires go into the disconnect, I was able to temporarily repair high voltage wires to restore air conditioner, I recommend having a electrician come out to properly correct the issue. The high voltage wires that. Need to be repaired are coming from circuit breaker box located in bathroom and going into disconnect which falls on electrician repair also the electrician should look at breaker it may need replaced as well, older breakers and wiring. Air conditioner is working great at this time

Made minor adjustments, also reinsulated some of supply and return plenum, I did notice intermittent issue with time delay, it is working fine now if customers have the same issue I do recommend replacing time delay on middle unit .. the time delay control the fan coming on when it malfunction compressor will run causing evaporator coil to freeze due to blower not circulating room temperature air over coil which will keep it from freezing. I also piece wrapped several spots, will come back tomorrow to finish piec wrapping as well as rerouted rain lines closer to gutters

Tenant said the air conditioner cool in the back of the building but not well in the front of the building. It appear to be an air flow balancing issue , there was a wasp infestation I had to exterminate prior to diagnosing system.. there is duct detached from the supply air boot near front door that need to be replaced it is older and deteriorating also the vapor barrier is compromised. I reattached existing duct which Improved airflow in the front of building equipment cooling great at this time

Installed 4 ton ac and coil. Connected back to existing drain line, and copper line set. Install new whip for ac unit, installed new feet, cleaned copper with r11 flush. Pressure tested system, pulled vacuum and charged unit. System working properly. System comes with 10 year parts warranty and 1 year labor warranty

Multiple maintenance issues, dirty filter replaced customer provided 14x24x1 filter also condenser coil is really dirt and need to be cleaned . Condenser fan motor was running but compressor was not. Dual capacitor was out. I replaced dual capacitor and cleaned condenser coil no charge to replace customer provided filter..the tenants are senior and can’t climb ladders I highly recommend keeping them on a maintenance agreement

Plumbing service for a commercial customer. Installed a 10 gallon water heater in the gym next to the mop sink. Removed the emax system in the bathroom and reconnected the waterlines to the faucet. An electrician will need to come out to run power to tank. The new tank requires 110/120 volt power. Added pan and water alarm to tank before leaving.

Went out to provide plumbing maintenance for a customer. Upon arrival, flushed all three water heaters. Checked plumbing for all toilets and sinks in the home. Checked the auto shut off for water main and worked all visible shut offs under sinks. No signs of major corrosion but found some damage on a few aerators.
